How much does apartment cleaning cost — and why a number off the top of the head tells you nothing

“So how much is it?” is the first question we hear on the phone — and the only one we do not answer with a number on the phone.
Not because we are hiding anything, but because any number off the top of the head is a number you would end up paying for.
In this tip we show openly what a cleaning price is made of, why quotes differ so much and how to compare providers so that you compare the same thing.

Why two flats of the same size do not have the same price

Take two three-room flats in the same building. The first is home to a couple who keep it tidy; they want one thorough deep clean a year. The second was left by a tenant after five years: the cooker hood is sticky, the oven black, the grout grey, and behind the wardrobes lies dust nobody has seen since moving in. Same floor area, same layout — but the work differs by a factor of two or three.

That is why a price “per m²” or “per hour” given over the phone is not information. It is a guess. And in our industry a guess has two typical endings: the provider who guessed too low “discovers” on cleaning day that it will cost more — or does exactly as much as the price allowed, and no more.

Marble, wood, glass, stainless steel — every surface needs its own product and its own time. That, too, is part of a price nobody can see over the phone.

The five factors that make up the price

When we prepare a quote, we always look at the same five things. If you know them, you will understand any quote — ours or anyone else's.

  • Size and condition of the space. Not just the floor area: how much furniture there is, how long it has been since a thorough clean, whether it is maintenance or a deep clean after years.
  • Scope of work. Surfaces only, or also the inside of cupboards, the fridge, the oven, windows on both sides, radiators, lights, the balcony? Every item is time — and time is the only thing we really sell.
  • Type of surfaces and materials. Natural stone, oiled parquet, glass walls or lacquered fronts need different products and slower work than ceramic tiles and laminate.
  • Access. Fourth floor without a lift, parking 300 m away, a narrow staircase for the machines — all of it adds work the client never sees.
  • Timing and location. Tomorrow morning or in three weeks, Maribor or a village 40 km away, a weekday or a Sunday.

You will notice that none of the five points is an “hourly rate”. That is the least important number in the whole story — and precisely the one providers like to lure you with.

Hourly rate or fixed quote?

An hourly rate sounds transparent: so much per hour, multiplied by the number of hours. The trouble is that the number of hours is set by the provider — and the incentive is wrong. Slower work means a higher bill. And a low hourly rate in an advert often means more hours than you expected.

A fixed quote works the other way round. The provider views the space (or describes it precisely from your details), assesses the work and writes down one number. If the job takes longer than planned, that is their risk — not your cost. The price changes only if you extend the scope of work — and even then in advance, in writing. The incentive is right: do the job well and efficiently, because a badly estimated job is not repeated twice.

At 2clean4U we work exclusively with fixed, written quotes. The price you confirm is the price on the invoice. No “well, it turned out to be a bit more work” at the end.

A fixed quote means the result is our goal — not the number of hours. The space is clean when it is clean, not when the clock says so.

Why we do not give a number on the phone

Because it would be wrong. We could tell you a low number to win you over — and then “correct” it on site. Or a high one to protect ourselves — and you would pay for our uncertainty. Both are unfair. We would rather spend ten minutes more and give you a number that holds.

In practice this means: fill in the inquiry (floor area, scope, town, a few photos if you have them) and we send a written quote within one working day. For larger or more demanding spaces we come for a free on-site visit. The quote does not commit you to anything.

Three questions to ask every provider

If you are comparing quotes, make sure you are comparing the same thing. Ask every provider:

  • Is the price fixed or hourly — and what exactly does it include? Ask for an itemised list. “Deep cleaning” means something different to everyone.
  • What happens if the job takes longer? The right answer is: nothing, the price holds — unless the scope of work grows.
  • Who comes, and are they insured? A permanent team or whoever is free? Liability insurance — up to what amount?

A serious provider answers all three questions without hesitation. With answers like “it depends” and “we'll see”, know that it will depend on you — in the end.

So what to expect

Instead of a number off the top of the head, here is what you get from us: a written quote within one working day, a free visit when needed, a fixed price that holds, and cleaning masters who know why marble is different from ceramic tiles. The five factors above are all you need to read any quote — ours or anyone else's.
